There are a couple of reasons as to why funds are being withdrawn before the due date:
- You have set up MePay with the automatic schedule, which is designed to withdraw funds three business days before the due date. This ensures the funds are withdrawn early enough to avoid you falling into arrears.
- Please note that weekends and public holidays do not count as business days.
- The due date depends on the information your property manager has entered against your account. If you have any questions, contact your property manager for clarification.
- For security reasons, PropertyMe staff members cannot make any changes to a user's account as the data is directly managed by the property manager.
- If your property manager experiences any issues in actioning any requests, they must contact PropertyMe Support directly, and we will work with them directly to resolve any problems.
- You have set up MePay with a custom schedule that was set to withdraw before the due date.

While you can change this, it will still take three business days for the funds to clear.
- Example 1: If your rent is due on 18/02/2025 (Tuesday), and you set the funds to withdraw on 18/02/2025, the agent will not receive the funds until 21/02/2025 (Friday).
- Example 2: If your rent is due on 21/02/2025 (Friday), and you set the funds to withdraw on 21/02/2025, the agent will not receive the funds until 26/02/2025 (Wednesday) as weekends are not business days.
- Example 3: If your rent is due on 27/01/2025 (Monday), and you set the funds to withdraw on 27/01/2025, the funds won't withdraw until 28/02/2025 (Tuesday), and the agent will receive the funds on 31/02/2025 (Friday). This is due to Australia Day (26/01/2025) falling on a Sunday this year, causing the public holiday to be on Monday. As public holidays are not business days, the funds are not withdrawn until the next business day.
